The Maintenance Problems That Cannot Wait Until Tomorrow

Most maintenance can wait for a convenient appointment. A small number cannot, and knowing which is which is worth more than any advice about cost.

People are reluctant to call anybody out of hours, and generally that is sensible. Most things genuinely can wait until Tuesday morning.

A few cannot, and the difference is not always obvious from the inside. These are the ones where waiting makes the problem materially worse, or dangerous, and where the right move is a phone call rather than a message that might sit unread.

Water coming through a ceiling

Every hour this continues is more structure getting wet, and in a tower it is somebody else’s property as well as yours.

What to do first

  • Move anything electrical out from underneath it, and do not switch on a light in that room
  • Put a bucket down and, if the ceiling is bulging, pierce the lowest point to let it drain in one place
  • Turn the water off at the main if the source is inside your property
  • Photograph everything, with a date

If the water is coming from the flat above, tell them and tell the building at the same time. A shared riser is the building’s pipe and its responsibility, and establishing that early saves an argument later.

A burning smell, or scorch marks at a socket

This is the one on the list that is genuinely about safety rather than damage.

Discolouration around a socket, a plug that is hot to the touch, or a smell of burning plastic near the board all mean something is arcing. Arcing does not settle down on its own. It gets worse, because heat makes the connection looser and looser makes more heat.

Switch that circuit off at the board and leave it off. Then call. Do not use the socket again in the meantime, and do not decide it was probably nothing because the smell has gone.

A breaker that will not stay in

Reset it once. If it goes again immediately, leave it off.

A breaker that trips the instant you reset it has a genuine fault behind it, usually a short or a serious earth leakage. Repeated resetting sends fault current down that path over and over, and there is a reason the device does not want to hold.

A grinding or screeching outdoor unit

Rattles are usually a loose panel and can wait. A metallic grind or a screech is a bearing or a fan blade making contact, and running it further turns a part into a machine.

Switch the unit off at the isolator and call. The difference between attending that today and next week is often the difference between a fan motor and a condenser.

No cooling at all in a vulnerable household

A warm flat is uncomfortable for most people and genuinely risky for some. A newborn, somebody elderly, anyone unwell, or a household where nobody can leave easily.

In that situation a total loss of cooling in Dubai is an emergency and should be treated as one. It is worth saying so on the phone rather than waiting politely in a queue, because it changes how a job is prioritised.

Sewage backing up

Waste water coming up through a floor drain or a shower tray rather than going away is a blockage downstream of your property, and it is a health matter rather than an inconvenience.

Stop using water in the property, including washing machines and dishwashers, because everything you run adds to what has nowhere to go. Then call, and tell whoever answers that it is coming back up rather than draining slowly, because those are two different jobs.

A gas smell

This one is not ours and it is worth saying so plainly. If you smell gas, do not switch anything on or off, open the windows, leave, and call the emergency number for your gas supplier or the civil defence.

Come back to maintenance afterwards. Nothing about a maintenance company is the right first call for that.

What can wait until morning

Being equally honest about the other direction, most things can.

  • A dripping tap, unless the water cannot be isolated
  • One room warmer than the others while the rest of the property is fine
  • A rattle or a new noise that is not a grind
  • A slow drain that still drains
  • A cracked tile, a sticking door, a blown lamp

For those, a message with a photograph in the evening and a booking the next day is the sensible route, and it costs less than an out of hours visit.

The test is simple. Does waiting make it worse, or only make it later? If it is the first, phone now.
